Here is a repost from Joan Cox in Denver. there have been many posts about rental scams, but the scammers are getting more brazen. If you are in the rental market, please use extra caution to be certain you are dealing with the real landlords or their real representative.

Rental Scams - Tenant Beware
There have been many listings on Denver's Craigslist lately that are rental scams. These ads will advertise a great looking home, and usually resembles a GREAT deal. These "owners" will break into vacant homes currently LISTED FOR SALE, meet you at the home, sign a lease and take your rental deposit as well as the first month of rent.
There are Denver landlords leasing properties that are in foreclosure, and know they will be pocketing any rental dollars they can bring in! I had one family that signed a lease, and in three months got a letter from an attorney stating they will need to evict, as the home was going to sale. Those landlords NEVER paid their house payments after signing that lease with this unknowing family of 4!
Before you sign a lease, either do some research on the property to BE SURE you are dealing with the owner, or call a Realtor and have them check for you.

Westhaven Market Report - Franklin TN Home Sales
The Westhaven community in Franklin is one of the leading indicators overall for new and existing home sales in Franklin,TN. Below we have charted the final quarter of the past two years. Overall sales were up 13% in 2012 compared to the last quarter of 2011. Average selling price was up 6% and there was a reduction of days on the market 37 days, (31% less time on the market).
The increases are very good and 2013 looks to be even more promising for Westhaven and Franklin.
Westhaven is one of Franklin's premier communities and it has everything you could want. They are now hinting at possibly two new restaurants in the town center to add to the array of shops and cafes already there.
Its golf course and club house are among the finest in Middle Tennessee and the residents club house, fitness center, swimming pools and picturesque parkways and courtyards make Westhaven delightful the whole year around.

Wanted Deleted or Alive - Craigslist Sniper

It is a plague similar to the pox traveling around from one agent to the next.
Be careful if you post on Craigslist. There are some snipers out there who not so randomly delete adds of certain agents. And they are hopping from one agent to the next.
Perhaps they are self appointed Craigslist vigilantes. They feel your posts violate this guideline or that rule or they just are systematically eliminating the competition for these free service shoppers. The problem is you never know what infraction they are talking about, real or imagined.
I guess that's what you get in a free service but it is still pretty frustrating. I would be curious to know how many of you have experienced this and how you have handled it.
Any ideas or suggestions on the best way to handle this scurge?

Recent Home Sale History for McKay's Mill, Franklin, TN
After peaking in 2008 and a dip in 2010 the market has been steady for the past two years in McKay’s Mill. Most new home construction in this Franklin, TN neighborhood is winding down but sales remain steady if not a bit upward this year. It may be a few years before we see the 2008 highs but the numbers being sold, days on the market, and sales price are all encouraging for sellers.
McKay’s Mill is one of Franklin, TN’s largest complete communites. Complete with sidewalks, walking trails, club house, Olympic size pool, play areas, tennis courts and a town center for shopping.

It is happening in McKays Mill just like all the other neighborhoods in Franklin, TN. So many homes pending or under contract. Of the 34 single family homes with “For Sale” signs in the yard 15 are spoken for (44%). 10 of which are pending and 5 under contract awaiting contingency removals. Just look at the MLS statistics below .
The availablity for home sales in McKays Mill in Franklin, TN is outlined in the table below. You can see that McKays Mill is typical of home sales in Franklin, TN the prices topped out in 2006 & 2007 but are well on their way back.

Don't let the list fool you. It says 12 homes for sale in Sullivan Farms but all but 5 are under contract. So of the 17 homes with for sale signs, 12 active and 5 pending only 5 are currently truly available. What a difference a year or two makes.
Not only are the Franklin, TN neighborhoods seeing fewer homes on the market, the days on market are decreasing and the sales prices are increasing. Often we are in multiple bid situations for the better homes.
A little about Sullivan Farms. The homes are mostly brick ranging in size from 2400 to 4000 square feet. They are selling from the high $200,000s to the low $400,000s.
Close by (within a mile) are supermarkets, Kroeger and Target, many restaurants and coffee houses like Chilli's, Panneras, and several fast food places. As short drive in the opposite direction and you will find the quaint Henpeck Market.
5 to 15 minutes from access to I-65 or the by-bass Rte 840. A quick drive to Downtown Franklin, the malls at Cool Springs or The Factory, and so so many shops and great dining establishments.

It is always interesting to see where the neighborhood market has been historically in number of sales, average selling price and days on the market. This history for home sales in Polk Place in Franklin, TN is outlined in the table below. You can see that Polk Place is typical of home sales in Franklin, TN the prices topped out in 2006 & 2007.
Contrary to what most people are led to believe the decline was not nearly as sharp as the increase which preceded it. At least not in Polk Place and not in most Franklin neighborhoods. Surprisingly to many if you treated your house like any other long term investment and held it for 8 to 10 years (i.e. bought in 2004 and are selling it this year) the gain would be about 5%.
The days of buying and selling for a quick profit are gone, but looking at your home as a longer term investment is still one of the safest bets. At least in Polk Place and Franklin, Tennessee.

One Neighborhood's Sales History
Fieldstone Farms - Franklin, TN
Lots of data below to pour over but let me say it quickly and to the point. The best year for Fieldstone Farms was by far 2006 where the average home price was $329,935 and the average size was 2531 square feet. Of 169 homes sold in the subdivision that year the average days on the market was just 41.
Contrast that to the worst year for home sales in Fieldstone Farms and probably Franklin, TN in general, 2009.
2009 was a year that the average price of the home was down to $277,115 for an average size of just 2445 sq. ft.. The bust arrived late to Franklin and middle Tennessee and a 20% decrease in value in one of the more prominent neighborhoods pales by comparisom to the rest of the country. But Franklin, like everywhere is still playing catch up. We are not at those 2006 high levels but we are off the bottom and on our way back up. The market is brisk, the inventory is low, especially in this segment, and the best homes are not long on the market.
Interesting to note that even in the lowest point in the market bust the average home sale prices were greater than that of the year prior to the highest peek. Perhaps we need to rethink escalating house values. Rapid growth is neither good for the consumer, the housing market or the overall economy.
Let's hope that the market performs more like the tortoise in the race than the rabbit. Slow and steady.

Fieldstone Farms seems to be selling as well as they did the years these homes were built. Back then they were selling so fast you had to buy a new build, the resales were going too fast. Well if you want a home in Fieldstone Farms today you have to buy a resale, they are all built out.
In the mid 90s to 2000s Fieldstone Farms grew up fast and it became Franklin's first complete community. You will find all the amenities, parks, playgrounds, pools, tennis courts, walking trails, and club house. Throw in a couple of restaurants, a super market, pharmacies, ball fields, schools and you really do have it all.

Fieldstone Farms - Market Report
People who live in Fieldstone Farms tend to stay in Fieldstone Farms. When they up-size, they look to the east side of Hillsboro road, when they down-size they look to the Prescot Place or Trent Park areas. But by and large, they know a good thing when they find it and Fieldstone Farms located in west Franklin, Tennessee is a darned good thing.
Great schools and easy access to them is a huge plus; Hunters Bend (elem) Grassland (middle) Franklin (HS). Shopping and pharmacy are walk-able from most areas (Publix and Walgreens). Pools, Tennis Courts, Walking Trails, Play Grounds, Ball Parks, Club House, and just a great community spirit. Oh yes, did I mention restaurants? Bricks (wood oven pizza) and Austins (American traditional) are right next to the super market.

The inventory of great homes seems to be dipping. They are out there but the best homes and deals aren't lasting long. we have experienced cases of buyers in a bidding over the same house at the same time and this is not such a rare exception. Especially when they are in good condition and priced to the market.
Check out the jump in 2012 compared to the same period in 2011 for the number of homes in Brentwood that were sold (+ 89), the average sales price (+ $36,948) and the reduced number of days on the market (- 9) days to sell the average home).
While prices are not back to where they were 4 years ago, the trend seems promising, at least here in Brentwood, TN. With what the market has been through the future is looking good, looking very good in Brentwood, TN.
