The buttons above lead to Short Sales but before you go any further let's give you a brief definition of what these terms mean.
- A Foreclosure is when the bank or lender takes back possession of a house due to the owners inability to remain current on their mortgage.
- A foreclosure is settled when a satisfactory offer and negotiations is agreed upon by the buyer and owner (bank).
- This can happen as quickly as regular home sales as the bank is eager to negotiate and move the property.
- A Short Sale is a property still in the possession of the most recent purchaser. Generally this owner is either behind in their payments or unable to continue to pay on their loan. Usually the owner has proved they are financially distressed and cannot market and sell the house for a price that will satisfy the total amount they still owe.
- A Short Sale is sold when an offer is agreed upon by the buyer, seller, and the bank that holds the note (usually having to agree to settle for less than owed on the mortgage).
- This can take weeks, months, or longer because often multiple offers are collected and reviewed by the bank and the mechanism to move these is not as tuned in as the foreclosure side of the bank.
It is also important to understand that in areas where these are plentiful, they are competing with the rest of the market. Those that are anxious to sell their house not in foreclosure or short sale may offering it at a competitive price.
